Great Cypress 2004 Annual Meeting

 

President King asked if there was anyone who wished to run the annual meeting.  No one volunteered.  President King opened the annual meeting at 7:00PM, 13 December 2004.

Roll call of Board of Directors.  Rhonda King, Nadine Alford, Richard Barrett, Don King, Chad Reid, Art McKellar, Brent Stickel present.

Minutes of last annual meeting read by Secretary Don King.

            Motion to approve – Art McKellar

            2nd –  Don King

Roll Call of Association Membership.  Total of 44 present.  50 50 needed to be present.  A quorum was not present.

70 persons voted – election represented by a quorum.

            Extend BOD to April passed – 67 yes, 3 no

            Extend Budget allocations to April passed – 68 yes, 2 no

                        2 Absentee Ballots

                        7 Proxy Ballots

                        2 Invalid ballots

                        70 residents voted

Motion to postpone Annual Meeting to March 2005.

Due to the fact that there was not a quorum present, an informal open discussion of issues was made available to attending membership. 

Topics of discussion:

             After much discussion it was recommended by a survey of hands of attending membership a hedge or privacy fencing along Houston Ave be brought up for vote at next annual meeting

            Hurricane shutters and storm proofing of clubhouse was not recommended due to a lack of interest and cost of project

            It was discussed Tract D must come up for vote at next annual meeting due to our name being on the deed and Association has never voted to accept it.

            Proposed document changes also will be brought up for vote at the annual meeting

            The Social Club has thoughts of creating a fund raiser to acquire new chairs

            Palm trees needing to be trimmed on common ground

December 2004 Monthly BOD Meeting

Meeting opened at 7:25 PM, 13 December 2004

            Tank Tek was written telling them final payment will not be made until final walk around and repairs were made.

            Overdue maintenance fees has been turned over to Attorney Peyton

Air Conditioning report by Chad Reid

            Motion to accept Millionaire to replace AC and add ($150) a vent into office -

Air handler, AC, drip pan, thermostat, 12 Sear, 5 ton, 10% discount –

Maintenance committee

            Electrician to come after 1st of the year

            Mr. Reid stated we must have copper wiring for AC.  It is currently aluminum which is against code.

            Lining of parking lot – Brent Stickel is working on this issue

            Sidewalk repair is completed for what contracted for however, we still more have to be repaired

                        Sprinkler system was offered to be repaired by contractor

            Floor stripping and waxing completed by volunteers headed by Art McKellar for approx $135.00

            Metal door repair will be done at less than originally thought

Documents Committee

            Motion to take changes to Attorney for input before taking to Association – Chad Reid

            Chad Reid stated new lot signs are in place and still working on people parking in designated areas

            Mr. Reid requested reimbursement for $16.52

Social Club thanked everyone for helping with Thanksgiving dinner, reminded people of Christmas Dinner

Neighborhood Watch will have another meeting in January.

Code Enforcement Committee

            2 reports submitted

                        Construction debris and unliscenced contractor working at private residence.  Discussion of construction debris should not be left out a week in advance

            Barbara Reid volunteered to catch/spay/neuter, however, cost is $20.00 per cat

            Chad suggested to start up a fund to spay/neuter

            Cats will still be here only not multiplying

            No Kill SPCA in New Port Richey

            It was decided by the President that cats are an individual problem.  If they do not like the cats around, they are to catch the cats and take to SPCA
