Notice of lean from Atty Peyton is now on 2nd property as approved by BOD

Letter from Atty Peyton read on previous property regarding lean

            No lawsuit action will take place on this property

            Rhonda King will check with Atty Peyton on check status

Deed from Great Cypress, Inc has been received on the RV park – Tract D

            Motion will be brought forward to the Association to accept Deed at annual meeting

Results of Budget Meeting held 7 Jan 2004 –

            See Attached – will be given to Election Committee for inclusion to Annual meeting notice

            Motion to up cleaning allotment from Budget meeting – Don King

Maintenance Committee

            Tank Tek Final walk through – Rhonda King reported the walk through was made.  The depth of the channels was unacceptable on each end of Harley. 

            New Air Conditioner status – Chad Reid reported – Million Aire will be here to install.  The other two AC’s were not operating.  Copper wiring was not needed as stated before.  Est of $750 was needed for copper wiring install.

            Metal Door Repair status – Art McKellar reported he should be here this week to install door

            Lining of parking lot status – Art McKellar reported hopefully this weekend, again

                        Parking lot will be blocked off when they paint the lines.

            Electrical repairs status – Patty Mitchell will get back to her this week

            Tree trimming on common ground/Bird Sanctuary

Don King reported Charlie will be working on Bird Sanctuary trimming along fencing

Don King will check on Tree Trimmers and contracting and estimates on semi-annual trimming

Nadine Alford brought up the brown tree at Houston/Andre.  Need to know if it is on Association property, if so will need to be removed.

Welcoming Committee

            New Residents

                        Glory  Schraeder reported Joan and Gerald Mallarkey, 16824 Camille St were greeted

Architectural Committee

            Status of structure on lot 113 –

Rhonda King stated Atty’s recommendation was to find some agreement by all parties and not go to court.  Total reimbursement for structure is $1205.84 less $105.13 for decking if deck is to be remain.

Part of the structure has been removed in good faith.

It was mentioned that someone called to the county to make a complaint under a false name.  This is a criminal offense and the party involved does have the right to take legal action if the offending party is found out.

Chad Reid Motioned that items sitting on Association property be removed to the RV parking lot until matter is settled.

Board discussed keeping deck, just remove the roofing. 

Chad Reid motioned the architectural committee go over the reimbursement receipts for verification

Code Enforcement Committee

            Complaints

First complaint was to keep individual off his property

                                    No recommendations as this is an individual situation

                        Statement from Atty meeting – Cats can be controlled, documents state animals are to remain on owners property.  Documents are a contract between the individuals and the Association which has no bearing on County requirements.

 

Election Committee

Marilyn Morris reported the members were, Glory Schraeder, George Quail, Val Stauder, Joe DeLandro, Sandy Laro

            Marilyn Morris requested approval of changed procedural dates due to the change in date of the Annual meeting

            Slate consists of the following:

                        President – Joe Musemecci

                        V President – Bill Hanson

                        Treasurer – Richard Barrett

                        Secretary – Rhonda King

                        Directors – Nadine Alford, Ray Bender, Bob Douin, Jack Fair, Jim Haley, Mary Hurst, George Peck

            No nominations from the floor

            Motion to accept changes as requested by Election Committee – Art McKellar

            Annual Meeting procedures will remain the same until we hear from the Attorney

            Another question was on the number of proxies a person may have which the BOD is waiting for an answer from the Atty

Documents Committee

            Meeting with Attorney Peyton – Rhonda King gave a synopsis of meeting, see attached notes from meeting held

Trustee Committee – Nothing to report

RV Park Committee

There are still vehicles that no one knows who they belong to.  Don King to research with Code Enforcement on disposal of unknown property

            Chad Reid also stated people are just parking where they want to.  Rhonda explained it was up to him to make sure the people were contacted to explain new procedures. 

            Chad Requested reimbursement of concrete burial

Social Club

Patty Mitchell mentioned items were missing from the fridge prior to a dinner and the return of the small fridge for soda which was misused

            Rhonda King requested more respect of items in the clubhouse

            A reminder that Social Club elections are coming up and more support is needed

Neighborhood Watch

            Don King stated 21 Jan at 7:00 PM will be another meeting

            Rhonda King stated a call was received regarding a car if wanted

Property Management discussion

            Rhonda King said she would set up a meeting with a company

Animal Control (cats and dogs)

            No further discussion was needed as it was discussed earlier

Speeding control

            A white car with a landau roof was seen speeding on Harley and almost ran over an individual.  If this car is seen in the park they will be reported.  Please slow down as people will be reported.

Committee procedures

            All committees will update and submit procedures for BOD approval and information dissemination

            Mr. Schraeder is no longer on the Architectural committee.  Joe Musemecci recommended Paul Cornelius be on the committee
