GCVHOA BOARD MEETING

Call to Order by President & Pledge of Allegiance
Roll Call: Mary Hurst, Jimmy Kokkalis, Chad Reid, Richard Barrett, Glory Schrader and Joe Musumeci were present
The President asked those in attendance for a volunteer to fill that position. John Castiglia volunteered and was accepted as a new board member.
Minutes of last meeting were read by the secretary and approved by the Board.
Reading of the Financial Report – December’s financial report was read and approved. The treasurer asked for some minor changes to the budget. Chad made a motion, seconded by Mary to approve these changes. A copy is attached.
Committee Reports
Crime Watch: All Quiet
Welcoming: There were 3 new property owners welcomed this month.
Larry and Mary Anne Burden: 10229 DeKoster Ave.
Bob and Peggy Ayers: 10234 DeKoster Ave
June Stevens and Armand Blom: 10339 DeKoster Ave
Code Enforcement: Val Stauder, Joe Dilandro and John Michaels will form the new code committee.
Architectural: Patty complained that some in the park are either not filling out any form at all or filling them out without the correct information and doing as they please.
Maintenance: The security light next to the chimney is still awaiting the electrician. Patty received an estimate for a cover over the front door. Since this would be a capital improvement, it was decided to address this at the upcoming annual meeting.
RV Area: The stump grinder, although approved, has not been rented as of yet. It will be done in the near future.
Pool Area: The heating units have been installed and within the next week, the electric in the clubhouse should be finalized and the connection made to the pumps.
Social Club: Patty reminded everyone of the many upcoming social events,
Election Committee: All is prepared for the upcoming vote. There will be one more organizational meeting before the next meeting.
OLD BUSINESS
Sidewalk repairs: All sidewalk repairs have been completed. Anyone with sprinkler problems should contact the President.
Olivaud Flooding - Tabled until the next meeting due to lack of response from the contractors
State Grant for Hurricane Preparedness: The application has been sent and we are waiting for news on how to proceed.
NEW BUSINESS
Vote to Accept Donation of outdoor fireplace - A motion was made by Glory, seconded by Mary to accept the donation of an outdoor fireplace for the pool area.
Re-Approve December Minutes (Detail Omitted) - minor changes to the December minutes were approved by the Board
Dispose of Items in Bathroom - Items have been disposed of or replaced with new
Roof over front door was deferred to the annual meeting next month. This can be approved with a 75% vote of those in attendance as it is a Capital Improvement.
Discuss Andre Sign - Possibility of moving it to common ground on west side of Andre. It was agreed to find out exactly where the park boundaries are located.
Lock on Bingo Closet was deferred to the annual meeting next month.
Financial help with Bingo Machine was deferred to the annual meeting next month. It as also agreed to contact the attorney for his opinion as Bingo is a separate entity although the bingo machine is an asset of the Homeowners Association.
Cleanup of retention area behind clubhouse. There was no one from the committee to respond
Pond Maintenance Continuation - There is currently algae floating on the lake that was treated this past week by Lake and Pond Maintenance. Chad discussed with the owner of the company what would happen if the service was discontinued. He was told that the growth of weeds and algae would soon put us back in the position we were when the service was initiated. A motion was made by Mary, seconded by Chad to continue the treatment of the lake at a cost of $75.00 per month. All agreed.
Designated Non-Smoking area at Pool - Tabled until the next meeting
There was much discussion by membership concerning the Bingo Machine.
It was brought to the attention of the Board that Advertising on greatcypress.com by the web's creator was not addressed. This was a non-issue as the offending advertising was removed weeks ago. Advertising is also not permitted in the newsletter. Patty admitted that she had run an ad for tax service when she first took over the job but has been aware not to accept advertising in the future. A member suggested that classified advertising be accepted on the web site. This will be addressed at the annual meeting.
