GCVHOA BOD MEETING

December 13, 2010

The meeting was called to order by President Dutch Sykes who led in the Pledge of Allegiance to the flag.

ROLL CALL: Present were Bob Ayers, Mary Hurst, Beverly True, Dutch Sykes, Glory Schrader and Toni Brunk.

FINANCIAL REPORT: Beverly True, Treasurer gave the financial report showing $17,883.15 balance in the operating account, plus a reserve account balance of $39,689.79 and also a $20,000.00 CD showing a balance of $20,247.84 .

Total in the on hand reserve is $77,820.78. .

COMMITTEE REPORTS:

Welcoming: Mary Hurst reported Bill Hulme house sold to Mr. & Mrs. Phipps.

MAINTENANCE: There were two window approvals and one to paint sidewalk this month.

POOL/SPA: There are some tiles cracked in the spa. Dutch will contact National to have them replaced.

The cover on the pool was replaced at the cost of $410.00. This cover has a 10 year warranty.

It was discussed on heating the pool in the winter but was decided to leave as is

RV AREA: An apology was given for the false alarm going off. Chad reported their was a problem with the sensor and should be okay now.

The BOD asked the grass be mowed and clean up weeds. An uninterrupted power supply needs to be installed and donations will be appreciated.

SECURITY: Keep calling the Sheriff and Jack Fair on any problems coming from the trucks in woods. There was also a report the riders are now coming down Olivaud St in the middle of the night.

ELECTION: Brenda reported the elections for the BOD are going good and only a couple of names are needed.

DOCUMENTS: There was nothing to report.

OLD BUSINESS:

SIDEWALKS: Two estimates were given to repair forty-seven (47) sidewalks plus a handicap ramp. The cost for all repairs and handicap ramp will be $3,960.00. After some discussion the motion was made to repair and Beverly True 2nd. Motion carried.

We will repair twenty-seven (27) sidewalks and ramp at this time and next year the rest will be done. There is not a reserve fund for the repair of sidewalks.

NEW BUSINESS:

SPEEDING IN THE VILLAGE: This is an on going problem and Dutch asked everyone again to slow down. The speed limit is 20 MPH. You are also asked to observe the stop signs.

HOME OWNERS : It was mentioned that all home owners that rent their property must get a copy of all residents drivers license and 55 plus information. Forms needed can be printed off the web site or from

Mary Hurst. It is the responsibility of the owner and not the BOD to obtain this information.

DATA BASE

Bill Hansen has programmed a new system for our HOA website. A vote was taken to give Bill a check for $250.00 for compensation.

Bob Johnson reported on a future website and the posting would be $179.00 for two (2) years. This database could include addresses, plus names and financial information and reports. There was a motion by Bob Ayers and 2nd by Toni Brunk. The motion carried.

CABLE, PHONE AND TV SERVICE:

There was discussion to eliminate the expense of the cable, phone and telephone service which costs $176.00 per month. Dutch will call providers to see what we can do to reduce this amount.

 

STOVE FOR KITCHEN:

Paul Bredlau presented a proposal for a stove and it was passed among the BOD and members present. The cost of a 10 burner stove with 2 ovens would be $2,321.00. The additional costs to install and gas for the propane should be a total of $5,000.00. Several members at the meeting offered money and $950.00 was collected.

A flyer will be passed out to each home stating the New Years party will be to raise money for the stove and also asking for a $20.00 donation from each household.
