GCVHOA BOD MEETING
SEPTEMBER 13TH, 2010
The meeting was called to order by President Dutch Sykes who led in the Pledge of Allegiance to the flag.
ROLL CALL: Present were Larry Frazier, Bob Ayers, Mary Hurst, Beverly True and Dutch Sykes. Absent were Glory Schrader and Toni Brunk.
MINUTES OF THE LAST MEETING: Dutch read the minutes of the last meeting. A motion to approve them was made by Larry Frazier and seconded by Bob Ayers. All present approved.
FINANCIAL REPORT: Beverly True gave the financial report showing $17,061.14 balance in the operating account, plus a balance of $36,007.80 in the reserve account and also a CD for $20,000.00 showing a balance of $20,372.90. A motion to accept the report as read was made by Mary Hurst, seconded by Larry Frazier. All present approved.
COMMITTEE REPORTS:
WELCOMING: Mary Hurst reported that Larry Kinney, son of Alice Skrovan, has moved out and also the couple renting June Stevens’ home have
gone. Mary welcomed Benny Ravida (MJ’s Dad) to the HOA. She also said Rob Beltramini (Charlie’s son) will be renting in here starting Oct 1st.
CODE ENFORCEMENT/ARCHITECTURAL. Joe Miller reported 5 architectural requests were approved. Code Enforcement had 26 violations for the inspection made on Sept.4th 2010.
MAINTENANCE: No report.
POOL/SPA: Everything is okay with the spa; all monies have been paid and all lien releases are on file as completed.
RV AREA: There is still trouble with the alarm system going off for no apparent reason. Also people are not using the system properly by not locking the gate. A technician is going to be consulted.
SECURITY: Jack Fair gave a report on a meeting he and several other residents had with the sheriff’s department. A copy is on file with the minutes.
DOCUMENTS: Nothing to report.
OLD BUSINESS: Dutch mentioned that he forgot to get an answer on catch and release for fishing in our lake. He said he will have an answer at the next meeting. ---- The extended roof has been completed. ---- The Spa with a heater has been completed and inspected by the state. ----The entrance sign is now completed.

NEW BUSINESS: SPA TIMER: a 15 minute digital timer is to be placed on a pole by state law.
SIDEWALK REPAIR: Tabled until the October meeting.
RENTALS: Discussion of renting of homes occurred and reference was made to Restrictions: Article VIII page 19.
Residents who go north and do not maintain their property: Discussed this subject and the BOD referred to Article VI, Section 1, page 14, where the home owner is responsible to designate someone to be responsible to maintain their property while up north.
STRAY ANIMALS: The BOD is not responsible to take care of stray animals. Dutch said that it would help if everyone insured that their trash is contained so that animals can’t get to it. He also said that people who feed the animals only add to the strays staying around. There is an animal trap in the Assoc. shed if anyone wishes to use it.
RIGHTS OF HOUSE SITTERS: There are no house sitters in our village, so therefore they have no rights.
GATES IN POOL AREA: All three gates are now in good working order thanks to Chet Kosko.
COMMON GROUNDS: The easements are to be maintained by the home owner, which includes sidewalks and grass toward the road. See Article II Section II page 5. Also see Article VI, Section 1, page 14. If the sidewalks become broken or raised due to tree roots, it is the responsibility of the BOD to replace or repair them
A motion to adjourn the meeting was made by Larry Frazier, seconded by Bob Ayers. All approved. The meeting ended at 7:55 PM.
