BOARD MEETING
OCTOBER 10, 2011
7:00 PM
The meeting was called to order by President Jack Fair at 7:05 pm. He led the members in the Pledge of Allegiance to the flag.
ROLL CALL:
Present were Jack Fair, Toni Brunk, Isabel Miller, George Quail. Glory Schrader and Mary Hurst were absent.
MINUTES:
The minutes were read and corrected. The minutes were approved as corrected.

FINANCIAL REPORT:
Isabel Miller, Treasurer reported the OPERATING ACCOUNT dated 9/30/11 was $28,100.79 plus the RESERVE ACCOUNT balance is $48,960.55. The CD balance is $25,063.09. TOTAL BANKING ASSETS are $102,271.43.
The minutes were approved.

WELCOME COMMITTEE:
There were two couples new in our park. They are George & Judy Throde and Richard & Linda Hudanich.
MAINTENANCE:
The contractor Paul Davis has assured all leaks are fixed at the club house. The last few days or rain has showed no problems. It was suggested we consider a peaked roof which comes with a 10 year warranty. The cheapest bid was $41,000.00.
Andrew Tzarus brought out samples of flooring. The insurance company will pay us $6,299.00 and the difference would be $3800.00 if we decide to go with the type of floor on samples. It was suggested we wait until December and Mr Tzarus will still honor the same price.
There is 2,756 square feet in the club house. Isabelle stated the $3,800.00 will come out of the Reserve account.
The pool has paint lifting. Jack will call and see what can be done.
The insurance company needs contacted regarding a problem with the chimney.
This will be taken care of by Jack.
The spa is leaking and the company who brought it up to code said the spa heater is our original heater and was not replaced when they restored it. They will be out this week to look at the spa.
The camera at the pool is not working at this time due to needing a router. Annette thought she had a router. If this router does not work Val Stauder made a motion to buy a new router and it was seconded by Bob Ayers.

Jackie reported there will be a soup supper before the business meetings.
CODE ENFORCEMENT/ARCHITECTURAL
Isabel (treasurer) announced only two property renters are in the rears.
Bob Ayers gave Jack Fair some forms for the Architectural committee.
COMMITTEE VACANCIES:
Glory Schrader has agreed to take the office of Vice President. There were two nominations for the position of director. They are Brenda Cloukey and Bev True. It was decided to have a vote after Glory returns. The Board accepted George Quail for a position on the Board.
Rumors were said about Joe Miller and he stated all was said was a lie. Toni asks the rumors be stopped, by not discussing the problems with each other.
NEW BUSINESS:
It was voted to accept the resignation letter from Larry Frazier as President of the park.
There are two trees that are dropping berries in the pool. If we remove the trees we have to replant two trees somewhere in the park. We also could sell them. A decision was made to try and sell the palm trees.
George Quail suggested the ramp for the handicap be painted with white strips to keep cars from parking on the walkway. Jack will see that the stripes get put on.
It was suggested the owners be responsible for renters to take care of property and cars parked off the street. It is illegal to park on streets per the police department.
A criminal check will be a great benefit for the park to keep sex offenders and other felonies. Mary Hurst will check owners that rent to read Page 19 of the By-Laws to insure all renters are following the necessary rules.
The home on Olivaud St is presently empty and is going to foreclosure.
The census needs to be taken next year to insure the park stays a 55 yrs and older park.
It is necessary to make sure only 6 homes be owned by someone under the age of 55 years of age.
There was a misunderstanding regarding the use of the pool room. No one should consider playing pool during a business meeting.
The air conditioner is not working. The cheapest quote was $4,800.00. It was suggested to check for other prices.
Stray cats are a constant complaint in the park. It was mentioned they do keep the fruit rats under control. It will be discussed at the next meeting to please keep your pets in the house.
